Location Our residential area, known as Hale Page Diamond Lake (HPDL), is located on the southern edge of Minneapolis in Minnesota, USA. HPDL is bounded on the north by Minnehaha Creek, on the west by Highway 35W, on the south by Highway 62, and on the east by Cedar Avenue. See map with photo locations. Mix of residential and commercialMost of the area within HPDL is zoned as residential and includes single family homes, duplexes, and apartment buildings, as well as daycare homes, churches, and schools. Some commercial zoning exits along Bloomington, Cedar, Chicago, and Portland Avenues. Businesses include a gas station, dry cleaner, service garage, restaurants, groceries, hair stylist, chiropractor, fitness center, spa, coffee shop, and convenience stores, among others. Characteristics of housing Much of the housing in the Hale Page Diamond Lake neighborhood was built between 1920s and 1940s: development spurred by the new freedom of the automobile. Commons styles include bungalows, Cape Cod cottages, Colonials, and English Tudors. A few homes were built earlier, such as villas near Lake Nokomis. The later homes, built during the 1950s, are typically ramblers. Some lots vary from the standard rectangular because they abut the curving streets that echo the curves of Minnehaha Creek, Diamond Lake, Lake Nokomis, and Pearl Park. The scenic area is dotted with trees such as elms, conifers, cedars, maples, and ash, as well as crabapple, which bloom beautifully in the spring.

Average household sizeThe average household size is more than two people: in Hale, the average is 2.3; in Page, the average is 2.4; and in Diamond Lake, the average is 2.4. Races and ethnicityAccording to a summary of the larger Nokomis community (population 38,514), the area has experienced a total population decline since 1990 of 3.2%. The community has become more racially and ethnically diverse with a decline in the white population of 11.4% (2000 Census Report, p. 23). Housing
